    Well, it did say to introduce myself, and being someone who always (cough) does as he's told; here goes:
    My name's Andy, from England. I am currently saving my pennies to get back to PH - forever this time!
    I just returned to Germany (lived there between 1999-2007) in March after living in Shanghai for the last 4 years. Whilst in Asia I visited PH - Cebu, Bohol, Subic, Hundred Islands and of course Manila.
    I was in PH around 6x in all and have been concentrating my energies on getting transferred there or just retire early and hot foot it there asap.
    Have been reading all the PH blogs, websites and Forums over the last 6 months to inform myself of the necessarys, and DI is definitely the best info source out there.
    I hope everyone won't mind me chirping in with my thoughts every now and then, even though I am not resident in Duma ...yet?
    About myself, - I am a 'reformed' sportsman, ie. I used to play 6 days a week, now just watching it on tv gets me breathing hard!
    I am what you could call a sociable loner, in that I can go to the pub every night for the next 2 weeks and have a craic with whoever's there, or, I have no problem being on my own for a while.
    I am not married, but not actually looking to be either.
    I plan to move around PH when I do finally get there permanently, and live several months in multiple locations before deciding on where to put roots down.
    I plan to build my own place when I get to that point.

    Hello and Welcome, Andy!!
    Nice intro. You will gets tons of good info on Dumaguete and the Philippines in general on this website. Do your research, as you will find that you will not be able to own the land on which you build your residence. Foreigners are not allowed to own land, although I think there may be some fine print on how one may acquire the land through inheritance, etc....

    Thanks for the greeting.
    I had already noted that I wouldn't be able to own the land, but could lease it for 50 years with a 25 year extension.
    My main concern is what situation would I be in if I wanted to sell after maybe 10 years. Can I? Maybe a stupid question to some, but I have trawled through the PH sites, blogs and forums for months now and no-one appears to have mentioned such a scenario. Hence my question!
    If I don't marry a local, do I have the ability to sell a property that I build, - on someone else's land?

    Yes you can sell, but it can be years before you find a buyer. Unless you build a 500000PHP house.
    It may just be better to buy a nice 3 to 7 million PHP house that's already furnished. Good luck to you.

    selling house

    I would think if you could find a buyer who is willing to purchase just the house and take over payments on the land (or rent the land?) that it might be possible.

    Not quite. You can lease it for 25 years, extendable for another 25 years IF both parties are in agreement at the time the first lease expires. See PD 471;

    P.D. No. 471

    The lease can be made so that it is "transferable", so yes, you can sell the house and the lease.

    Note. Filipinos and corporations can lease for 50 years, extendable...

    Wondering which sport ? Or am I being naive ?
    I was looking into similar to your plans, long lees 25 + 25 but have not found many good stories about that. Not to many at all good or bad. It would be interesting to know if anyone from this forum or known by a forum member would have or have heard of an ex pat with a long lees (25 or 25 + 25) ( Get ready for the Jokes :D )
    Lots of story's around about dodgy lawyers, iffy paperwork and Corrupt Society ?? :eek:
    As long as you don't pay for your 25/50 years upfront ? it might work ?? ( Monthly ? 6 Monthly ? Yearly ? )

    ... its nice to know that there are still people who wants to settle her in PH.,, though there are has a lot of bad things said bout this country,,,, don't wori... Dumaguete is a city of true gentle people.,,, you'll like it here,,,

    @Kirk - but even if I buy an existing house, I would still have the same situation if I ever decided I wanted to move, or?

    @Pemres - isn't that what everyone else does if they buy an existing house?

    @shadow - thanks for clarifying 25 & 25 instead of 50 & 25.

    @Firefly44 - Football(Soccer to North Americans & Australians), Rugby & Cricket. But by the time I get to PH I think 'blocking' the goal is all I'm going to be good for!
    I lived the last 4 years in Shanghai, so with regards to a 'corrupt society' as you say, - China is up there with the best of them!
    I'm sure my current idea will evolve in the coming months based on feedback. I'm pretty flexible, so I will adapt to whichever situation works.
    I just don't fancy paying out several million PHP and not have anything to pass on to relatives.

    @Pato - thanks for the welcome. Hmmm, UFB. Why do I think that is going to stick!

    @ spreeegerlou - I'll go anywhere me. Even the Phils! Only kidding. ;-)
    I have been around the block, and Asia is where I want to be. PH is stunning, cheaper than back home, everyone smiles, and it's all islands - and I was born on a little 36miles² island myself, so ending my days on an island somewhere seems quite fitting!
