    GC, welcome to the forum.

    All of the above info is factual. It does not seem feasible to most Americans to drive around and search for a place to live but that is exactly what you have to do here. Also meeting up with other kanos in their local hangouts can glean info about potential rentals. I know it is an archaic way of doing things but that is the way it is.
    There is one property that has been for sale approx. 6 years that they just recently RAISED THE PRICE BY 10 MILLION PESOS......OK, so it doesn;t sell at $750,000 so we will raise it to $1,000,000......makes perfect sense right????? We recently looked at an overlooking lot and the guy, (supposedly singaporean, but not really), raised the price from what he was advertising to his new improved price.
    A couple years ago we found a lot and agreed to the price and had it surveyed at a cost of 10,000 pesos only to get to the lawyer office to find out this lady seller had already sold it to someone else a couple years prior to us. Lesson learned; Many of the agents are not honest. Property owners, including non Filipinos, can be less than honest also.
    Check everything and have others check everything again. Keep your emotions out of the deal if possible.

    My Kano house is listed on line. The bottom of the AD says DIRECT BUYERS ONLY NO AGENTS.. I have agents come and try to add over 1 or 2 million peso's. I told them . The buyer might become a friend and I cannot stand by and know they were ripped off for just one day of work and up the price that much and not give a sh*t.

    In my experience these are reasonable prices:
    • Average studio apartment in the city / month------P6,000-P10,000
    • Average 3 bedroom apartment in city / month-------P10,0000-P20,000
    • Average house rental price / month----------------P18,000-P30,000
    These are just in Dumaguete City and would be unfurnished units. If you moved outside Dumaguete they start to get cheaper. You can find these prices online but they are very hard to find.

    As others have stated. Online is not a place to look. I would only use online sources for short term leases so that I could get to know the place and start looking for long term rentals at reasonable prices.
