Never at anytime did I mention buying cheap land in the middle of nowhere, that was never suggested at anytime? what I did suggest is better not to consider buying in an SD, houses tend to be more expensive and that perhaps buying or building a stand alone property just may be a cheaper option and money saved could perhaps be used to buy a larger lot. I have just bought my Wife's Lot 1.2klms from Valencia Plaza.
The last place I stayed in before coming here to Valencia, was Mactan/Cebu in a SD, the dues were P1100 plus p450 for water for two of us in a small 2 bed house it was 40sqm on 110mtr Lot P3mill to buy, some of the 4beds there were priced at 7mill, this was definitely a high end place, every other house had a big 4WD car and a big Dog to match it, most of the Dogs were confined in a tiny yard and all they had to do was bark all day, also there was little of any trees there it was all concrete houses and concrete roads or as they say a concrete jungle hotter than hell.

The best locations seems to be in an up-market sub-division with guards and very strict rules about noise and maintenance of the environment (e.g. no fires, no cockerels, dogs on leashes when outside) - but, of course, you pay heavily in house price for that. I lean towards socialism but, as with everything, nothing is black and white, so I do not favour mixed housing developments as those with poor standards can wreck the lives of those around them, in ANY country. And you still don't overcome the noise factor from the surrounding area!
Finally, places like Aldea homes are not good examples of sub-divisions - I have been there to look and would not rent, let alone buy.-

Yes there are poorly managed subdivisions; especially those that cater mostly to those with a smallish budget often struggle with implementing their HOA rules and regulations (homeowners association).
Luckily there are also quite attractive subdivisions around Dumaguete.
The same goes for stand alone houses though, plenty of those in areas I would not want to live in.-

If I were thinking of buying a house now I would examine these factors:
1. Am I abroad and thinking of relocating to a 'safer' country (having been p*ssed off my my own government's incompetence)? If 'yes' then would I think about the Philippines as an alternative?
2. Have I discovered I can work 'from home' and that home can be anywhere in the world? Perhaps the Phils falls down a bit due to internet speeds, but some here do just this.
3. Am I in Manila or Cebu City and have experienced the relatively high viral case rates? Am I thinking I would like to stay in the Phils but wish to relocate? Would I look at various locations and decide that Duma did not come out that badly (to date)?
4. Am I in the Phils and am unhappy with lockdown - now looking for a country with low viral rates and more freedom?
So whether or not the number of expats coming to the Phils decreases or increases in the mid-term and the number of relocations within the country (Filipino and expat) does the same - and where they all end up, become major factors that none of us can predict with any certainty. That will impact house prices.
I see Duma as a growth area but it seems to me that land is very expensive there already, so I am not sure of huge leaps in prices for some time.-

Lots in Bacong near the town are expensive now. Plus building materials are also expensive.
