Getting building permits in Valencia is reasonably quick and painless. Once you have the plans with an architect or engineer signed off on everything, it is a day of chasing around the various municipal offices to get approvals of every bureaucrat. Delays can be caused each stop, though, if the single person who can sign is out of the office. Tip: Get any required notarizations in Dumaguete. No notary service in Valencia except for the municipal attorney who is not always in the office or is otherwise constrained from notarizing.

Really? You think prices will come down over time? Please expand on that rationale. I think the "wait around" tactic is a huge error, although I think "shop around" may reveal the occasional bargain. Commercial development is going gangbusters in Valencia (just drive around within 1 km of the Plaza and see for yourself). The old adage is true throughout the Dumaguete area: "The best time to buy real estate is yesterday. But today is better than tomorrow."-

Considering that the real estate bubble in the Philippines is still young, that probably accounts for it. Just last night on Philippine CNN they were talking about people possibly losing their homes now that they have lost their jobs and can't pay the mortgage. The banks are holding off, mostly due to legislation, but that won't last forever. Sooner or later a bill is going to come due, then we will see what happens.-

Yes, in the case I quoted, you would be paying about £200,000 - even houses squeezed into a lot with no proper outside space and a scruffy locality, can fetch £100,000+.
I think the Philippine economy has had a high growth rate over the last few years - about 8% p.a. - whereas many Western economies are struggling. You are aware of the 'B' word factor (which we are not permitted to write about here) and how that has impacted the UK economy since July 2016 - the peso rate v GBP is a factor of both economies (or what currency dealers think of them), so possibly the pesos seems strong because other currencies (including GBP) are weak.-

Is this commercial - as land prices for such are higher than residential. Don't know how small businesses can buy at the prices asked and still make a profit.
For some sellers of residential and commercial lots the thinking must be that someday it will sell as the asking price will come to match 'normal' prices due to inflation. Seems a strange way of thinking - but it depends if they are in no hurry and seek a fool (with his money soon parted). In a market with alternatives I cannot see anyone at all being that stupid.-

As it is across the whole world - so for members to get into discussions about where the best people (or best class) live seems pointless and unkind. It also raises the point of what "best" means.
If "best" means most well-behaved then I would be indignant to live somewhere and be told that most who live there are not well-behaved. Just remember what many foreigners do for their communities.-

Personally, I don't see that it has to be a choice between those two areas. The only reason would be if you want to live in a foreigner 'cluster' and spend a lot of time socialising with like kind. We live 10 minutes from Valencia, 15 minutes from Bacong, 15 minutes from Robinsons/just about anywhere in the centre. A quiet area with a very small number of non-locals. I'm sure there must be other similar areas around, with much cheaper land prices than Bacong/Valencia.

Seems like home owners have different views than renters, i lived in Dumaguete for a year before I made my decision where to build. Make a plus/minus balance sheet of your values when deciding. I have foreign friends moving to both towns.
