    What to look for:
    1. Clean Title and everything that implies
    2. If more than one seller, will all sign deed of sale
    2. Past taxes paid - property, estate, etc.
    3. Road access
    4. Right of way, if necessary
    5. Water
    6. Noreco power
    7. If subdivision: approved plan/sketch
    8. Any flooding concerns
    9. Neighboring noise - Karkoke, animals, air, traffic, etc
    10. How hard/cost to build on, fence, etc.
    11. Who pays capital gains tax
    12. Price comps

    May not matter to you but for me I'd add Internet, Cable as well for those watching lots of TV

    Then also checking neighbors houses/wall compared to what you envision to build. Make sure you have enough extra room for airflow considering their walls especially as most will build up to the wall on at least one side if not more. I'd hate to find I thought I had a nice place setup and a neighbor builds high or tight and all of a sudden no airflow, no sunlight, and just overall hatred for your neighbor.
