Can a residence in Dgte be more than two stories tall?

    Seems like Gabrielle took a beating on this thread in which somehow we are not getting to the answer for her. I don't live in Dumaguete but if I was going to build there or in my town I would certainly go to city (or municipal) hall and ask what seems to be a fair and reasonable question to the powers that be ( city engineer) until I was satisfied with the answer; on something that significant do not take the forum's answers, regardless how smart we are. I seriously doubt if any members built a 3 story house here, apartment maybe.
    Gabrielle, you may want to check on local construction before considering going to three stories.....

    Are there really ”many”? Remember Gabriella is asking about 3 stories one-family residences, which is not a particularly common thing. She is not asking about 3-stories hotels, department stores, office buildings or apartment buildings. And building restrictions might well depend on the type of building. They may also change over time. Or maybe they were not always enforced strictly. Like the helmet law. And finally restrictions might be different for, say, downtown Dumaguete or barangay Motong.

    So her question is not “stupid”. Nor is the answer “obvious”. And if you don´t know the answer to her question, much better not to post anything. Rather than post something, which is insulting to Gabriella and useless to everybody else.

    The height of a building depends of the regulations of the spot where you want to build it. In general there is no limitations. However, some Barangays do not allow 2 storey buildings, also several subdivisions have strict limitation in heights. Going to the city engineer office or anywhere to a office in the city hall is the most useless thing you can do, unless you want to support the family of the person you ask, which still will not give you any correct info, but of course you will make them aware that there might be some bakshish to earn.

    You need a building permit anyway, the architect you work together should be able to get that information. If your building is in a subdivision, you need to ask the land-owner. Many times a look into the neighorhood of your property will give you the answer. If not, the barangay hall is the first way to go. If you plan to build not in one of the big barangays with a lot of businesses, the barangay captains are many times very helpful.
