    Done that got the t-shirt. Adding paint to filler is not a good idea it drys hard but it's like trying to sandpaper concrete. If filler was meant to be like that the manufacture would add paint in the filler in the first place. Over 40 years in the trade.

    There are two schools of thought on this: Do & Don't. The addition of a liquid detergent acts as an air-entrainer to form microscopic bubbles in the mixture extending the workability of the mix as the water evapourates. However, experiments show that this reduces the strength and adhesion of the cement/mortar to the substrate. I would NOT recommend the use of detergents in this manner, if you want to extend the workability and maintain the strength then use a good quality plasticizer in the mix.

    Based on a generous monthly rent of 30000, I could rent a quite fancy place for over 20 years before coming even close to 8 million. And that does not even factor in all the stress that comes with the whole process, necessary repairs and renovations over the years or the fact that I don't have to finance that sum upfront. Doesn't work from a financial point of view.

    I think one must really value the added privacy, the ability to have everything "exactly" as you wish, and having a garden etc in order to go this route. Obviously having a nice piece of land already available would help as well. On the other hand, there goes your privacy if the wife's family lives next door :smile:

    Thanks for the quick reply - I know that we all are so busy at the moment! :smile:

    So based on a 200 sq m house at P27,000 per sq m = P8 million in all.

    Obviously the whole equation is affected by the lot size and location (lots varying from P500 to P10,000 per sq m generally and location is a big factor in that price) plus quality of materials (I have seen CR sanitary ware at P8,ooo and at P16,000 and note that roofs come in metal of various types or clay tiles).

    Yes includes lot, this ( proposed) house and last house about the same, 10 yrs later.

    Yes, need to be wary of that, particularly if trying to manage build or renovation remotely from overseas, as we did. Most of our hardware and appliances have clearly been bought from Citi Hardware, and not the best quality on offer.

    Are those materials you get to chose, or materials (cheap ones) that they get to chose and will need replacing or repairing in less than a year?

    I would hope if you negotiate to get your own quality materials their cost would go down significantly.

    Up from 21,000p smtr I paid in 2010 to a builder. Materials, like steel, have apparently gone up significantly.

    Fyi, professional builders are now charging 27,000 smtr to do it all for you, including materials.
