Dauin Beach Property for sale or rent

    Oh dear , bad.That lowers down the value of that property .

    It's a pretty house from the outside,I like white colour for a beach house ,but the windows are small considering it has gorgeous surroundings.With small windows it gets the interior gloomy and dark ,and it doesn't add up with the choice of darker beige floor tiles ,white colour base tiles can add to sense of space and light (just my sense of taste though ) ,the kitchen work top and the kitchen tiles looks horrible for that price of house.The tiled stairway without banisters ,not safe for kids or after few glasses of liquor,danger,danger . In such beautiful location that house should have nice stretch of windows or french windows , nice with fresh air and cools down the house quickly,maximizing the benifit when you're inside , enjoying the beauty it's got on it's gardens, sea view .Oh well ,if i win a lotto today and get that house it needs more work done after.lol:D

    ...and P45K /month rental with unstable internet ? not good deal.

    Also in case of sea surges or of typhoon or the worst if any tsunami (knockwood ) it's good if near to higher ground .This worries me in staying in seaside areas that are all flat just a little above sea level and miles and miles to reach on to some elevations.

    I'm not a beach dwelling type, but I think the design is a good one just for the reasons Newt states, in case of stormy weather nipa, bamboo, and picture windows bad, concrete, small, windows, sea wall, good.

    Go outside to enjoy the breeze and view! It's better.
    Way outa my league. I'm renting a nice country place in a rural inland town for 5K! covered garage, very small,two bedroom house with dirty kitchen, gate, friendly neighbors, and cows goats and chickens. includes outside maintanence.

    Rents are all over the place here as many know. I have seen termite and roach infested apts for 20k. furnished, new very upscale ones for 12k. location, ownership and who you ask are variables. The foreigner factor is having a big effect. Rapidly Dmgte is becoing a two economy area, like Cuba only not so organised, the convertable peso and local peso there. Tourist areas have their own foreign driven sub economies that have little to do with the local one.

    It's Market Forces

    It's whatever the market will bear. As long as stupid people will pay those prices, that's what people will sell it for. There is no rational explaination otherwise for these rediculous prices. There aren't even basements in these houses, no insulation cause none is needed. They are cement shells and ceramic tile. Poor plumbing, poor electrical and Sh!+ windows and hardware. It's one big scam !! I see it on the bulletin boards in town all the time. It's a source of entertainment for the locals and foreigners with a brain. Go out of town a couple of KM and and build your own. The prices drop about 80 %.

    According to the islands properties website, the price has been reduced by three million pesos to 12.5million. Still expensive, but a big reduction.

    Lucy, my home is in Upper Cantil-e, but the home for rent is in Dauin and has just been rented out for 3 months.

    I have a monthly budget of 70,000 pesos, im a foreigner, my beach house rents for 10,000 monthly. Its the electric and food items I find expensive.

    Rent vs. own

    As mentioned in another thread, there does not really seem to be any relation between rental rates and advertised sales prices in Dumaguete.

    The rental rate in this case is equivalent to an interest rate of 4% on the suggested purchase prise. This should be compared to the fact, that local mortgage loans are available only at an interest rate of 8-12%.

    Please also be avare, that the life span of a building in the Filippines is much shorter than in the US or Europe. In short, you would need to be either stupid or incredibly optimistic about future price gains to buy at this price rather than rent.

    Also please remember, that as a foreigner you are not allowed to own land in the Filippines. So who`s name are you going to invest 12 mio. peso in?

    If the rental price of 45.000 pr. month is high or low, I can and will not comment. This is for sure a luxury property, so might be fair enough for people, who have the money. And as in all cases, it is allowed to negotiate :-)
