    Ok but it avoids little if it is done within 5 years before her death. Read this section "B. Property previously taxed (Vanishing Deduction) (Section 86(2) of the NIRC as amended by Republic Act No. 8424)" of this link https://www.bir.gov.ph/index.php/tax-information/estate-tax.html

    It is about estate tax but I remember reading that the same applies to inheritance rights.

    I believe you really won't have a choice. The parents will be legally entitled to a percentage of any property your wife owns if they choose to take it court. I'm not sure that they can be written out of any will legally.

    If the above is correct what I would do is have the wife sell the land in its entirety to the daughter prior to her death. (And I wouldn't tell the family a d*mn thing about it so they get their hopes up for some free land only have those hopes and dreams crushed, maybe they would even some wasted money on lawyer fees.) Of course sometimes unexpected deaths happen.

    I selected a builder and told him he has to find me the "right" lot if he wants me to hire him. 7 years ago last month we selected the lot. 1/2 kilometer up the hill from the highway in Bacong. At the time the street was a dirt road (paved road ended 100mtrs from my house, only secondary Noreco power, couldn't even use the microwave). However, we were promised the road would be paved soon and Noreco would install their power polls and we would get primary power(took a long 6 mos.). Given that status, we were able to get the lot at a very good price and soon the lot was cleared and construction started. I am trying to sell it now to downsize.

    I guess I was reading between lines that aren't there? :hilarious: It was under Dumaguete thread and this is DI and also the first was "wife did it all" which makes me jump into a conclusion of expats with gf/wife. :bonkers:

    I have observed that the price goes up not only when an expat is involved but also OFW and those residing abroad especially buying a land outside the Filipino's turf like neighboring towns in cases where a real estate agent isn't used. Filipinos are careful with ancestral relationship so it might help to ask the help of the old folks to negotiate.

    I can see how you may think that, because many members of this forum are expats.

    As the one to start the poll it was my intention to include all members of the forum whether they are new, long term, expat, balikbayan, locals or still living in some other country. The qualifying part is whether you actually bought some land or a condo or a house in or around Dumaguete at any time.

    Thus your contribution is not only welcome, but appreciated, thank you.

    I picked the first option though I did have a clue but the wife found the lot (turned into lots as we bought the one behind us). We were looking around Tanjay, as I do really like the area, so Cherry found some lots coming available in Tugas. The price was good so we pulled the trigger. The second lot purchase was basically because I could not figure out how to put the house I wanted with a front and back yard on what we had...ended up paying more for the second lot per m2 but it is what it is and wanted it.

    Always better to have the wife or SO negotiate things...a perfect example; I've been looking for some farmland for a few years that works for what I want. Cherry found a place, bigger than I wanted and access would have caused me to make some upgrades...the price was perfect and we were going to pay cash for it, until somehow they figured out an expat involved.

    The price increased significantly and even though it was still a decent deal, it pissed me off. The property remains unsold and I will find something else because I did not appreciate how that worked out.

    I started the poll so I will share how I bought mine. I saw an add on OLX or some similar site for a subdivision. The price looked good so I sent the gf to the subdivision office and she came home with a price I liked so the rest is history.
