I think this part answers your question:
Risky, IMHO. Not trying to speak for him but I bet Koala has some type of safety net/agreement/contract in place with locals he trusts and has weighed the risks vs. rewards.![]()

don't get me wrong about my remark, I wouldn't consider this as bad behaviour, it's just normal here in our little paradise to make some extra business for some extra money from us, nobody gets hurt and it should have also no negative consequences for a relationship in love and harmony
at least, sometimes you pay more, sometimes less, that's life. just don't loose control in business things.

We only have the one Daughter here, I want everything to go to her! I have 6 kids in Oz but they have no right to ownership here nor are they interested as they are all adults with their own families/lives. But I DO NEED to go to an Attorney here who deals in Wills regards Death/Land/Property etc so that we can make sure our hard earnt investment goes to she who deserves it, not everyone else who will mooch in.-

I think we are both lucky with our decision. I am currently paying for the land though I consider it a joint venture because he spends most of our cost of living here in Japan. Anything can happen between now and the time when we make the big move to build our retirement house. If I die before that, what choice will he have? So I think it's best for him to keep his money (for now
). I also asked his opinion about the fact that when we die, everything goes to my Filipino daughter. He says it doesn't bother him. The same is true with my Japanese daughters. They're not jealous with their half sister at all.

Yes, I thought I read that yesterday hence only one vote. I do believe it isn't so bad at all to go look at deals from real estate postings to get an idea of the prices.

The reason that was the first response is that many of my friends here are expats who did it that way. They seem to like the easy way and don't want the stress so they got their wife to do everything. Since those guys like "easy" I made it easy for them to participate.
BUT, hopefully their wives are members too and they will also respond with the details of how they did it

No option for she owned it already. As the only surviving child when her Dad died it all passed to her...
So I guess I have never had to negotiate this thorny obstacle. We have bought extra land to site our businesses on. The relative-mafia have featured largely in those transactions with the legal and binding/title searches being done by local attorneys she knows and trusts. The process was fairly smooth and painless if a little long winded. At least the rellies alllowed us to get underway with development whilst the ink was drying.
If there is any advice I could give I would lean toward the family network (within reason) rather than some agency purpose built to extract a %. Just my experience here.
