    :eek:If you are a local Great, If you are a Foreigner like most of us, then you will need an overdraft on your petty cash wallet as well, Over Priced, High Commision and Never use their lawyers, Get your own Surveyor, the list Goes on, if you are the man in the street be very aware.:wink: Locals Never use this Company!:rolleyes:

    As said previously, it's vastly overpriced both for sales and for rentals. Little interest in answering emails or any form of customer service, but seems to be plenty of interest in closing the deal and grabbing a fat commission (which the buyer or renter is ultimately paying for because of the inflated price). Beware too of the over-egged flowery descriptions of properties and their "perfect" locations. :eek:

    Check out their web site and their sister web site particularly for rentals. It looks as though they have plenty on their books, but when you click for details you will find that a lot of them are no longer available. They are left on the site to pad it out and give the impression that they are busier than they really are.

    As a quick test, I have just checked out 12 properties for rent on both of their web sites and 9 were no longer available. On Island Properties you will see "this property has been removed" or "this property is no longer available". On Dumaguete Properties you will see "Oops" followed by a message. 9 out of 12 no longer available is 75% misleading :mad:

    Their target market seems to be foreigners who intend to be expats but havn't arrived yet, so they rack their prices up accordingly. Your best bet is probably to drive around, look around and ask around. With a bit of luck and some reasonable negotiating skills you will probably get a much better deal privately instead of going with this overpriced company.

    Prices at islandproperty's are set by the owners.
    If an owner asks 10,000 pesos rent/month, islandproperty's will advertise 10,000 pesos.
    But islandproperty's is working on % commision, so they may inflate the price if the owner has no idea about the value.
    If someone is buying or renting a property, the owner has to pay the percentage based on the advertised price of islandproperty's even if the negociated price is (much)lower.

    I searched Island Properties site before moving here 2 years ago. I didn't use them but wound up seeing several of the properties they had listed on my own. The owners were asking the same price as that listed on Island Properties site. I didn't do business with them so can't comment on their business practices.

    The best thing is to come here and stay at a hotel or resort for a few weeks while you conduct a search. I didn't and rented in advance from a dutch man on the classified section here. When I arrived no apartment, no deposit, and the bas*ard had skipped town.

    Just be careful.
