Looking for feedback on classified rates

Personal items etc. under P20,000 FREE

Personal items, motorcycles, cars, electronics, etc. above P20,000, P500 for one year or until item sells, whichever comes first
* wouldn't mind 500p for a year of posting but for 1 item and that it may not even sell through the website would give me great pause. Maybe IF it sold on the site then 500p but how do you know it did sell through the site or not after all.

Rental properties 25% of one months rent due upon signing of rental contract by referred client
*my pause here is many rental places don't last the full contract often due to either the renter not being able to afford or returning home medical condition. Or the landlord having a poorly maintained property or lack of other services. In some way the site would be partly responsible in some peoples mind as not just an *ad* but sort of broker instead.

Properties or businesses for sale, 2% of listed price upon successful sale to referred client
*bit high for just an ad space and assistance posting an ad

Commercial advertising will have a different scale, just as it does now.
*whatever works, takes money to make money.

Now just my opinions and all of course. A lot comes with how big of a market of potential buys can you offer along with how involved is the site in selling/renting said item/house. If its just an ad and a couple pictures asking 500p or 2% is a bit much considering the local market. But if your doing a lot more then could be very reasonable.

I just think of how many locals and the cheaper foreigners would be willing to pay those rates. For me I wouldn't mind if I thought the site offered a heavy volume of potential buyers. But you know many here who knitpick over a 1 peso.

Idea could be having a priority status on ads that your getting the higher fee on where you did the work your talking about. Then having a lower rate where people post their own ad under a strict set of guidelines and come to you. Could have them prepare their own ad on their own computer and have it in a word file or simply they post but must be approved by moderator before appears after payment confirmed.

In the end I have no problem myself. If don't like a service don't use it. I would suggest though not going above 500p for other then real estate including for instance if someone has a list of items to sell (such as expat returning home selling off his junk).

 

Here are my suggestions;
PERSONAL ITEMS 20k - 70k: 500pesos
80k-200k: 600pesos
210-500k: 1,000pesos
REAL ESTATE RENTAL: 10k-20k per month seller pays 1,000 per ad per year.
25-40k seller pays 2,000 per ad per year.
REAL ESTATE FOR SALE: 1M-3M seller pays 1,500 per year.
4M-10M seller pays 2,000 per year.
Above 10M seller pays 2,500 per year.

Contracts, clerical jobs, personal contact with buyers could be a massive stress for both parties. All posted advert will be Live a day after the payment.Payment thru online such as BDO, BPI, METROBANK is convenient no need for personal meet up. Beers are getting expensive in boulevard as well as the gasoline.
