Looking for house to buy or rent

Hi all,
I am going to post this here, although most everyone already knows I am in the market.
We will be moving to Dumaguete from Paranaque sometime around May or June at the latest. We will hopefully be making a trip back to Dumaguete in Late March or early April to find a house to purchase (or rent until we find one to buy). We need a bungalow, 120sqm. (at least), minimum 3 bedrooms, 2 baths, in a nice, safe, quiet area(preferably a gated subdivision, but will look at anything), no further than a 15-20 minute drive to Dumaguete City. Nothing too old or run down (I was shown some real dumps when we were there last month). I am not exactly sure of my purchase budget, but probably 2-3m php (cash), we may be able to pay more if we can secure some type of loan. If renting, we would like to stay in the 10,000-15,000 php. range. Does not need to be furnished as we have our own furniture.
