    We used an attorney to help out with everything when we bought our lots, it was not too expensive and they knew how to get things straight. Your situation looks to be much larger and more complicated so hiring an attorney may be you best bet.

    thx guys...yes, it smells fishy...but at least, it is a beautiful peace of land, so i sit down relaxed waiting what is happening next from the 2 family parties. let's take it as an adventure about how people try to sell their (?) property to a stupid foreigner :smuggrin: i am not in a hurry and my wallet is still sealed. also i am so curious how they want me to pay 1.5 million for a beach / the shoreline, that they not own, cz it is governments land. i just asked them for the title, and i guezz they are VERY busy now :tongue: so far, no reply from the owner in canada or the surely trustworthy agent in manila :wink:

    advice for property buyers: just take your time and you get informations like rotten apples fall from a tree. in this case, I learned today, that a german drug addict was found dead / killed on that beautiful beach land. I do not really believe in ghosts like my gf, but i think, this should lower the price to 500 per sqm :smuggrin:

    PTA (beachfront) can only be leased. used to be 99, 66 or33, years now I think 33 only. You can do your own search. Visit the assessors office, Register of Deeds and most important B.I R. to see who owns, what taxes are paid or unpaid, is there a lease or mortgage on the said land etc. also who IS the owner and if there is a power of attorney invoked by somebody else to dispose of the property.

    thanks, hyaku. you are right, you can only apply at the government for use of the land. costs some thousands pesos and may take a lot of time. instead, you buy beach property, do nothing. you use the beach just the way you want. as long as nobody cares, it is ok.
    law is one thing here, daily life is something totaly different.
