    I just bought a land here at Bacong which is close to Dumaguete....
    I tried to post an add about me selling my car, didnt know that we had to pay for an ad..
    sorry about that... now I know... If i pay by cash where do I go to pay? anyone? hehehe.....:wink:

    Gerald, which Bacong barangay did you buy your lot in. I have a couple lots here as well.

    I just bought a small area about 650 square meters here in Martisan of Bacong. Its the cheapest I found thats why, cause its only 300 per square meter.
    Actually the land is 6555 square meters but I just bought a peice of it and let Atty. Dorado subdivide. The rest is for sale if anyone would like.
    Ohh so you have a lot of lands for sale too here in Bacong? Whats your price per square meter?

    LOL...ok, I'll play...so how does a Canadian buy raw land in the Philippines? Something no one else has done successfully (as in legally - and as in you actually own it - and that ownership would stand up in court). I smell a rat and it's not you - but the rodent could be in one of your posts....

    Thanks for the tip, Gerald. 650 sq m at 300 per meter sounds like a good price if I like the location. How many kilometers is that from the heart of Dumaguete? For that money I would not hesitate to have my wife (live in partner of many years to be precise) put it in her name. I just would not build a million peso house on it.

    I hope you are young enough "to survive" the process.
    A friend of me bought a parcel of land that was not yet subdivided, now 15 years later he don't have a tittle yet.
    And the procedure is far from over.

    On Januari 12 (only 4 days ago) i wrote in the topic "Pabrica ...)

    Buying land, let say 500 m2 if you see that the tittle speaks of 2,000 m2 is such a booby trap.

    Well here we we have a similar situation.
    So some explanation.
    Getting land subdivided is possible, not cheap but it happens all the time.
    The cost of making a subdivision is roughly the price of zonal value.
    The department of finance is distributing a department order every few years to all assessors offices of the zone and all notary should have this list in their computer.
    The last department order for zone Dumaguete is no.17-2010 of June 21,2010 (from March 17, 1997 before)
    Basic value is 100 pesos/m2 plus a list of "improvements" such as trees and crops.
    Based on location the price /m2 is higher.
    So the price to make a subdivision is at least 100 pesos/m2 BUT
    This is the price for a "virgin" land that means no land divided before the application for subdivision.
    If the land has been divided for instance to the several heirs, a complete different procedure has to be followed in a way that only exist in the Philippines.
    The first tittle has to be processed in court -and all the rest goes in the pail box-
    A second tittle has to be processed .....
    And so on and on.
    Remains the question who will pay for the whole thing, the owner of the land? No money, or will one of the buyers pay it all in benefit of the owner who can sell his land to a higher price afterwards?

    I recently purchased a lot in Bacong that was the remaining 1/6 of a subdivision. Not really sure if I got a good price or not. Three brothers and sisters who inherited the subdivision signed off the deed of sale at my attorney's office. I got a call from the attorney Saturday saying the subdivision is waiting approval so he cannot start the process of transferring the title to wife's name or find out what the capital gains taxes are until that mess is straightened out, but then he went on to say the title is written is Spanish, dated 1941, and has to be translated into English in order to move forward. Fortunately, the translation fees will come out of his fees I contracted with. Bottom line, I put a block wall and gate up already but will not start building a rental house until I know I know this is not FUBAR.
    My mistake for not having a look at the title and having an attorney look at it before the deed of sale was done. Knowing the current status, I probably could have negotiated a much better price. I don't expect the title transfer to take place soon, just hoping it is in my lifetime.
