    The place is just close to Martisan Beach, close to Attorney Ovar.... Its just a boundary of Dumaguete and Bacong at the right side behind scionce subdivision.
    Iam actually a dual citizen so I could own hectares if I have the money for it...
    If anyone is interested I could show you the place... the one beside my lot is an american as they say... He has a big lot around 5000 square meters as the way I see it and its all fence with hollow block.
    Will its really not that hard of a process if you really want to buy a lot...
    Make sure not to let the attorney handle it all....
    I could give you a good tip on how....

    - Before any Dead of sale or anything ask the attorney to make sure to give you assurance and protection
    - Ask a certified true copy of the title which comes from the ROD. ( If you really want to make sure you can go and get it with the owner as your request)
    - Check the state tax if already paid
    - If it is common between the heirs, children you ask for extrajudicial settlement
    - If mothers title ask for state tax
    - make sure the land you are buying is really the land by hiring a surveyor and make sure the owners are really the owners of the land
    - After you buy the land have it annotated on the copy of the register of deeds
    - if you need your papers to be done fast you dont need any expert you just need to tip.. ofcourse your from outside so make sure to give dollars...hehehe.... just a little... Iam a filipino i only give sometimes 50 pesos for snack..hehehe... but if you speak different maybe 10x more... hows 500 for fast...I think that will be super fast... hehehe....

    Actually the land I bought was mortgage to lending.
    The owner of the land is out of money to pay for the mortgage. so he asked the lending for authorization to sell so he could pay his debt and it was authorized cause the lending is just their family relative as far as I know.
    So if you want to buy a peice of this land about 5800 square meters left you could go to the attorney and make sure to go to lending too that you want to buy a peice of it just like I did.. Make sure to inform the attorney that the partial land for example just 500 sq. m. to be excluded from the mortgage and have it signed by the lending... Since this land was mortgage it is a
    very clean title... Atty. Dorado has this papers... His office is along the boulevard.. Make sure the papers are signed my the lending and the owner before you pay..

    Once you have the dead of sale notarize everything is just easy... let the atty. Handle it or you could do it yourself if you prefer..
    The land is for sale and its really cheap cause the owner really needs the money to pay for the lending cause the interest is going up and up and up... so hurry so we can be neighbours....hehehe....

    the land is one owner and she is still alive to sign the whole thing.... If you want a partial of it, its just 4,000 pesos to subdivide your portion and pay around 1 percent to the attorney for the notarization and walla its good.... hehehe
