    I don't think it has anything to do with trikes (I've seen cities with much worse congestion from trikes). Davao is a very large and spread out city. Davao has a total area of 2,444 km² compared to Dumaguete's 33.62 km². It is even massive compared to cities like Cebu at 315 km², hell, the entire NCR is only 613.9 km². Davao has plenty of room to grow and streets for people to drive on, Dumaguete has absolutely nowhere to expand to.

    Tanjay is more of a small town than a city. Yeah, it has a population of 80k....but by comparison Valencia is 60k. I wouldn't consider either of those towns to be a highly urbanized city. And again, size matters; Tanjay has a total area of 276 km², 8 times larger than Dumaguete with a fraction of the population. You also don't have 300k+ people flocking to Tanjay during the daylight hours to go to work/shop/visit/drink/eat (how many of Tanjay's 80k people travel to Dumaguete to do these things every single day?).

    The only way Dumaguete gets more room for streets and parking is to knock down buildings, build "fly-overs" or start building on water (god help us all if that ever happens). As the population grows the city will become more congested. There is no way to avoid it.

    Would be nice to see a park and ride scheme,pay to park the car with a free shuttle ride around the city. Im not talking about the garbage they have running in the city now but modern aircon small buses,a good excuse to get rid of all the stinking trikes and jeeps.

    I believe this thread is the most recent one on traffic.

    Traffic is probably the most popular topic on this forum. It has been subject to many opinions/thoughts since this forum first came online. This is why I have very little faith the issue will ever be resolved. Just search "traffic" and you will that it is spoken about ad nauseam....and traffic has only gotten worse over the years.

    Lets not even address the issue of airport landing safety! If the city cant even get one landowner to "top" his trees for the safety of the airline passengers that fuel the tourist industry, I seriously doubt that any significant progress can be made on a project as complex and expensive as a hectare sized underground parking. Why not start with something as simple as re-routing heavy vehicular traffic around town and off Rizal Blvd?

    If it was designed as a pay parking area then it may work, as in 20 pesos per hour, which would help with the cost of construction and maintenance, but in other countries the city would not get involved with that. The mayor would designate a spot zoned as "parkade"use and let private companies build it, make a profit, and pay taxes.

    Like so many things here in this Area it all depends on WHO owns the land, Crisky, if a new Mall can't' open because of a right of way issue to the Roof, what chance does this project stand, Great Pity in this day and age but it is what it is. :bag:

    There are a lot of concerns here, yes... but if we've thought of the possible problems, I think they've considered most of the basics to the most the critical ones. I've read the guys in the picture are big ones in urban planning and development, the other was part of design team who did an underground parking in San Francisco and the Palafox guy, co-owns Palafox Associates - (Architecture arm website is Palafox Architecture). Impressive portfolio, I would say.

    Anyway, I think the reasons why the mayor thought of doing it underground is to maintain the original city layout in that area since they are planning to convert the city hall into a museum, it's impossible to find a big vacant lot right at the heart of the city and that underground parking has been efficient in other countries which the mayor said have visited.

    I'm really hoping for the success of this project. We need it! Researched the background of the mayor, he was the one who led the development of Clark in Subic... Given the right people he implements it with, then there's a very high possibility of success here. :smile:

    Getting the delivery trucks off the street in daylight hours would go a long way to opening up traffic flow.....Surely there is a way for them to deliver at night, maybe between 8pm and 6am...Could even add some employment to the city...
