Relocation to DUM from another place in the PI

    I would say 95% of the DI-members talk about beachfront but mean Bacong, Dauin, Zambo (all South), while north of Dumaguete are great and much cheaper beachfront and elevated properties with breathtaking view on the Tanon Strait and Cebu

    Yes i have seen some lovely houses comming over on the ferrie... i shall take a look soon in the north part of the coast

    Could you give me a rough idea of the cost of beach front land in the north area please rhoody, around 1500 pesos a SQM is a guess?

    Relocation To NORTH of Duma.....

    Hi!

    I live in Amlan, about 23 klms NORTH from the center of Duma. Our mayor likes to call our small town "DreAMLANd" LOL!

    Land IS far cheaper here than down south in the Bacong/Dauin area. Beach lots WITH CLEAR TITLES are always difficult to find....but to my way of thinking, you do NOT need a beach lot to have wonderfull 'overlooks'.

    I bought our 1/2 hectare 6 yrs ago for P250. sq.m. Today, asking price can be from P450 to P650...depends. We are on Silab Rd, which goes up into the close by mountains. Elevation (by a friend's GPS) is about 240 ft. only - yet we have great clear views of the Tanon Straight, Cebu island, the Negros coastline to the north showing the lights of Tanjay, Bais, Davis island, etc,etc. Opposite, we have good views of the mist covered mountains...where a cooling summer breeze washes down through the mist and helps to cool our house. I do NOT need aircon here. To our east we have rippling sugar cane fields....soft and comforting...because of our great overlooks, our porch is 10ft deep X 44ft long!!

    Our neighbors are GREAT!! Everyone is reserved at first, to see how you behave and conduct yourself...but when they understand you are respectful, happy, nice, do not cheat, are not a smart assed long nose, or a arrogant foreigner 'Know-It-All" and you treat them as equals and fellow human beings, they will all smile and become very friendly...and NOT be putting out their hands for a 'gift'. (However, even if you do not flash your money, everyone will still always believe you are 'Rich".)
    I split our 1/2 hectare lot in two..house with a bamboo fence (4 ft. high only) - and a unfenced lot. I leave tools out - P14,000 weed cutter, bolos, saws, etc...NOTHING has ever walked away or disappeared!! Most of my neighbors are poor farmers, but they are honest, hard working people and do not steal.
    My asawa is from Pangasinan and says we could never let any tool be out overnight ...it would be gone. Not here where we live.

    We don't tell folks, (less tourists to screw them up!! LOL!!) but there is a new, rather small, but very nice Marine Sanctuary in Amlan. Actually, there are 2 of them..., but at the the one we snorkel at you can walk into the water - the other one is in deeper water and you need a banka. It's NOT like the Caribbean reefs/corals, but pretty darn good for the Fils. There is also the Dao river in the summer time, which flows down from the mountains and is clean and clear...many locals (and us) go swimming there in the ice cold water in summer. Folks come from Dumageute and Basis to picnic and swim and get cooled off there. It's close by our place here in Amlan.

    We mostly shop in Tanjay , 13 klms to the north....go into Duma as seldom as possible..once a month for western 'imported' coffee and certain groceries and pay a monthly bill. Noreco 2 has been good....hardly any brown outs these past four months: we were told they purchased more electric so we should NOT have brownouts like Valencia, Bacong, Dauin, etc.

    I have read on this forum where Noreco 2 is selling electric to Cebu..I know that is true, as Noreco 2 built a big,new plant here in Amlan and buried a underwater cable to Cebu last year. I never read anything in the newspapers about it..but it's true... but all I know is we are having way fewer brownouts than the past 5 years - so far....lol!

    Oh! Amlan has a decent high-school, but Tanjay has a "Science" high-school and several private high-schools and colleges. Many of the kids here in Amlan do go to private schools in Tanjay....we don't have kids, so I can't tell you more about that.

    Take a ride NORTH of Duma and discover our area...it's very quiet, peaceful and laid back...very small town,not much commercial, but enough to survive until you go to Tanjay or Duma.     Well thank you very much for an excellent detailed post Don, That was an excellent review,

    I returned back to luzon last night but was in Dum this past week, i must say i have found and fallen in love with a place already but it is not yet in blood as there are a couple of issues that need addressing before we can go ahead,
    I met a guy in town at a watering hole that lives up your way maybe further and he was very happy up there,

    On the whole i like the place, the laid back way of life and also having many of the modern things i am accustomed to.
    looking forward to making the move there..
