should i use a damme for land and 50 year lease?

    Just a thought,
    Don't know if you are married to a filipino, but for peace of mind, on the land you are wanting to buy. If you was to get married and settle in the Philippines, you would get a 13A Visa in time. You could then go alone to your local bank and take a 25 yr mortgage out on a house. Then the bank would own the house and land. You would have peace of mind that it could not be taken from you . Would cost you more money. And you could sell it and move else were if you needed too. I may be wrong but it just an idea.

    The original poster in this thread needs his head examined, but he certainly did not do much investigation into land ownership. There are historic reasons for the country to protect its land assets from foreign purchase and control (perhaps over 300 years of Spanish control of anything with value...). In any dealing you should exhibit Due diligence.

    just that you know im the original poster of this thread.. somehow i couldnt log into this site for a year. but now im back and i am doing what i proposed. i am using a local girl as a damme on two hectares of land we are building a fence now. hopefully it works out. i posted this thread more recently on cebu expats and 99percent of them said im gonna get screwed.

    <<Usufruct (/ˈjuːzjuːfrʌkt/)[1] is a limited real right (or in rem right) found in civil-law and mixed jurisdictions that unites the two property interests of usus and fructus:
    • Usus (use) is the right to use or enjoy a thing possessed, directly and without altering it.
    • Fructus (fruit, in a figurative sense) is the right to derive profit from a thing possessed: for instance, by selling crops, leasing immovables or annexed movables, taxing for entry, and so on.
    A usufruct is either granted in severalty or held in common ownership, as long as the property is not damaged or destroyed. The third civilian property interest is abusus (literally abuse), the right to alienate the thing possessed, either by consuming or destroying it (e.g. for profit), or by transferring it to someone else (e.g. sale, exchange, gift). Someone enjoying all three rights has full ownership.

    Generally, a usufruct is a system in which a person or group of persons uses the real property (often land) of another. The "usufructuary" does not own the property, but does have an interest in it, which is sanctioned or contractually allowed by the owner. >>
