shutup about this "confession" comment. As a foreinger you can own assets such as houses/condos/etc.. you need a wife to own land but most of the beach/seafront property is owned by the govt anyways so yes you would need a lease but if you do it properly and have it properly surveyed by the city hall geo-engineer and mapped out on paper/with sqM and a topical diagram map filed with the city hall with a tax ID and lot number, paying taxes for that lot number/area on file at the city hall, And declare a value if the city decides to procede with a eminant domain filing they can and will take it from you but they will pay you for the declared value from the city assesor mapped out by the surveyor. And yes you are right you need to be with a filipina wife for all that to take place as a foreigner cant own land/property.. hope that answers your questions. Now on a more serious note that kinda pissed me off what is this comment about " a confession" ? talk nice plz or dont talk at all. just helping out fellow members with experience that ive had to deal with..it was a headache and yes a lot of hoops to jump through and work around im not saying its easy, but anyways have a good night

No offense taken. It's just me not being able to handle such situations. I haven't been to the west, I'm spending most of my adult life in a country where the layman dislikes confrontations. My bf doesn't like it here either because the beer is very expensive and we can't do bbq in the yard. I just want to be able to do some gardening that's why I think of going home. I hope I didn't discourage anybody to own such property.

Are you by any chance related to Chignon? He tells people to shut up also. Which I believe is considered impolite. You were asserting that you personally had done something that most of us know foreigners can not do.

Oh dear, this looks like it's shaping up to be a "handbags at 5 paces" sort of a deal.
If you want to know more about Foreshore here is the following link: - http://pdf.usaid.gov/pdf_docs/PNADB807.pdf
Unusually, (for the government) it's actually quite interesting.
Another link which is also quite good for Foreshore lease application is here: - Foreshore Lease And Application - Philippines | (Wish I'd seen this when I applied for my first lease, long ago).

When you have a couple of large filipino lads blocking your path as you walk along that stretch of beach, you may 'think' about telling them to go fornicate with themselves. You may 'know' they have no right to block you from walking along the beach. You may be convinced they have no foreshore lease. But I bet you walk away, (as did I in that situation so no personal attack meant).

I considered that and discarded the thought. If there were a legal way to park a boat on a piece of beach and live there then I strongly suspect we would be seeing a heckuva lot more of them.

I would suggest you slow down a bit and re-read the comment that "pissed you off". He quoted the post above his (not your post so he wasn't even talking to you) and in context "confession" looks to be a type-o that was supposed to say "confusion". Not my post so I don't know, either way getting "pissed off" about it seems to me like a large overreaction. It is more fun in the Philippines after all, isn't it?

While I sit and think about this it comes to mind, that there surely has to be something Legal on all this otherwise, the Authorities would [I would have thought] moved it on or risk as ("DH" mentioned) Others moving on to the beach.
    Just my thoughts but...................:whistling:
