    Land prices here vary greatly depending where you buy. I have seen 300m2 lots around Dumaguete with 3 million Peso asking prices. We bought 2131m2 here in Maluay a few years back at 500php per m2 and now we have had others offering us smaller 100m2 lots around here for 1750php per m2, so the prices are on the rise, but shop around and do the math.

    Before you get too excited make sure you get a good Attorney who deals in 'Land Matters' (can suggest one if needed) gain the original Title and take it in and have it checked out to see how many Heirs are on the Title, if Taxes etc have been paid, a proper Right of Way access to your Property (do not assume just because it is on a Road that you have Right of Way) if there is someone (even squatters) living on the land you plan to buy as it can become a real nightmare paying them out to vacate your land as they will have more rights than you do if they have been there a while. We have spent the last 2 of the past 3 years sorting out the nightmare we experienced buying our lot here. Also be aware that the land will need to be in your Wife's name as Foreigners cannot own land in the Philippines, so be 100% sure of where you are going with your venture as it could easily end up being your (ex) Wife's in a blink should the proverbial hit the fan.

    You have also to take the title to the Registry of Deeds to check if the title is genuine and if there are some (hidden) traps and encumbrances on the title, which are not listed on the title. And then take it also to the DENR to check, if the title status (ex: residental) is correct. On an agricultural land there are quite some restrictions about the houses which can be build on it.
