We just bought a lot in Valencia and while not as big as yours, it's pretty large. We found that in searching in many ways it's not that dissimilar from the process in the West. That is there are many agents who will want to help you and you will have to interview and work with several before you can decide who you want to trust. We also found that prices were all over the map, from under 1000 pesos/meter to over 3000. The inexpensive ones were often quite beautiful but were either off the beaten path or only had right of way access. We quickly decided we did not want to buy a lot with right of way only. I guess what I am trying to say is that there are a lot of factors to determine how much to ask for. Do a bit more research on what is currently for sale, interview several agents, and then decide on a strategy. The strategy ought to include patience since property here does not sell quickly. I agree - they say that the three main criteria for choosing a property is 'location, location, location' (this especially applies to a lot as your choice of build is then totally your own) but I think 'access' is equally important. People are sometimes 'ransomed' for huge sums of money to gain access to their homes due to an oversight during conveyancing.
It is okay and perhaps wise to use more than one agent when buying or selling. There are not that many foreigner buyers willing to buy a property in their partner’s name. My experience is many foreigners would prefer to “live the dream” with a house on the beach; thus, driving up the per square price significantly. It can be a buyers market if you find a person urgently needing to sell. With the new Bacong airport starting road construction, I am interested how Bacong prices will be impacted.
Interesting point - two sides to this with the ease of access to a modern airport but the downside of aircraft noise and increased traffic.
I can't see this working at all, The junction at Robinson's is a nightmare during busy times. So when the airport is built, that junction will be a lot busier. And the South highway when the kids finish school, It will be total chaos. What's this thread about?
