Let me say it better. Don't assume because someone gives you a Deed of Absolute Sale that you are good to go. It's when you take that to get the title you may find out the owner has never paid taxes on the land or that they are actually selling you a piece of property that has not been officially subdivided from a larger plot. Oh, and lets not forget about all the relative that have a claim, signing off. It only takes one to come out of the woodwork. It's no wonder they don't have title insurance in the Philippines.
