At risk of repeating, even after confirming title, registry, have the land re surveyed by a liscensed engineer. then make sure (if you have not already) visit property, make sure there are no squatters residing there and or farming the land, they can legally assert rights to ownership or improvement costs. This from an experience my filipina friend had. you don't have to be a foreigner.
Better check locally for tenants too. If anythings growing on your lot, you're going to have to pay the person that planted it. Hehehehehe
