    Hope you didnt pay much for the land.
    And yes thank god you didnt build any house on it!!

    Kai, sorry to hear about your headaches, but thanks very much for sharing. It's very good information and advise.

    As for the original topic, I prefer Valencia because of the cool climate, especially at night,and convenience. It's has easy access to the beaches, mountains, city, etc. There are a few expats living there, though I don't know how many and if they live there year round.

    Would you say there are many more expats living in Dauin vs valencia? Vice versa?

    sorry, Don't know enough about Dauin, other than it has nice beaches. The only places I'm familiar with there are the resorts.

    Overall, I would say that the expat community over the whole greater Dumaguete area is not very big and do well in blending into the community. That's my impression.

    Dauin or Valencia?

    All depends with preferences of people.Dauin should appeal strongly to mostly Scubaholics and beach lovers . I love the beach and near the sea but am not unto SCUBA diving ,just have scare of going into the deep blue ,I do swim and snorkel but that’s it ,strange when grew up by the seaside,but there it goes . But as a 'mad' garden enthusiast ,between the two , Valencia wins for me.

    We have a tiny beach lot up north from dumaguete about 1400 sqmts.The good things are didn’t cost us , got it free as share from parents’ beach lot.It has water and electricity, a beach and beautiful views across the Tanon Strait and Cebu ,has good small neigborhood.It is around 30 mins to Dolphin watching in Bais ,a very quiet and laid back village.However ,the negative side of it is an hour or over from Dumaguete up north,no land lines or phone connections no internet,anything of those is far out of the picture.Can only hook up with cell phone but even the signal getting so bad these days .There’s nothing much to do there.For the nearest good grocery people have to travel to Bais.If want to eat out , need to make a trip to dumaguete ,even seeing a doctor etc. It feels the distance is such an effort and inconvenience .Hence we decided finding a place closer to dumaguete.


    We were very appealed to the lushness of Valencia , seems quieter,few degrees cooler ,have misty mornings ,terrain of rolling hills and mountains , nice over looking views ,soil ever so fertile .It seems so easy to grow anything , even flowers that survives in temperate regions do thrive in Valencia, like dahlias,bizzy lizzies, asters of diff types,roses ,herbs ,veges ,even strawberries .You can be in the mountain but of easy reach to the major amenities,restaurants,major shops ,cinemas ,hospitals etc.We bought a piece of Valencia few yrs ago, was very glad about it ,hoping to have our base there someday .

    I am sorry for your experience in property buying Kai.But what's your next move ,would you leave it as that and forget about your money,or you'll fight for your money back or go more further to get fair with the equation ,perhaps you might get compensated with a diff property of them if arrangements are made.

    Why not both. Get a small beach lot and an overlooking lot in Valencia and have the best of both worlds. LOL

    Also, I really can't be too sympathetic about those that buy land without doing a proper due diligence. That is just asking for trouble. Common sense dictates getting a REPUTABLE lawyer who will check out all the legalities before you buy. Any time it sounds too good to be true it usually is. And there are no what ifs. Just do it. In two years here We have run into so many deals that were bull sh*t I have lost count. We walked away only with disappointment and no loss of money. Why becasue we did our homework. KAI if you haven't learned your lesson I have some mountainous property on the moon available cheap!!! wake up and smell reality

    I would beg you AND othewrs to avoid dauin
    if this gets too built up it will only lead to the sea there getting more polluted due to no watwse water treatment plant
    I always try to live in the already built up areas and go to dsauin during the day. apartr from which dauin will be dull during the night and its easier to get to dauin in the day than during the night. its a worrying trend with all the selfich expats building these previous unspoilyt places up
    dauin is vetry nice and so far unpolluted lets keep it that way
