    :confused: KTM, I did some research on this, I had lunch with the Arbons to-day, we discussed this issue, Their attitude is what I had stated, "Greed" is the Motive of 3.000php. psm. the land Registry have settled on 1.750php as a rule of thumb for sibulan in general as tops! Now maybe, a Private seller may get more, However, the valuation will fall into the Bracket they have set, so someone, somewhere will loose out. Buyer beware, I think, is the byeword here. I accept all you say but the facts are that facts. :smile:

    Just done a ratio comparison, given the peso @ 67=£1
    I reckcon as interest rates go in UK, the true figure would be around 900-1000p PSM unless the land was overlooking.

    Makoy, remember here in the Philippines, the initial asking price for almost everything is a fantasy number.
    I'd almost bet that 3000 is a number they got when they doubled their real price.

    I agree with you that the asking price is over the top. 1000 to 1500p per sqm seem to be a good price range. Will go back to owner to try to bargain (been 15years working in north Africa and Middle East, will need my bargaining skill again). Unfortunately for me, they have children working abroad and might not feel the need to let it go at lower price. :cool:

    I can present a recent example. When I bought my lot in Bacong in May, the lot next to mine was selling for p1000 psm. Last week I saw the owner and she said the lot is now selling for p1200 psm. Granted there is a block wall on one side now but I believe it is more the greed and perceived market value and knowledge foreigners are coming in and buying property.

    What some of you people so indignantly refer to as "greed" is totally acceptable in the world of free markets.
    It's known as supply and demand.
    Lot of people needing lots, the price goes up, not so many people looking for lots, the price goes down.

    Right now, there's a tsunami of Western "baby-boom" retirees coming over here to live.

    If greed is totally acceptable, then it is not indignant. Greed could be a reflection of the seller as well as the buyer, seller wanting to get as much money, buyer wanting to get as much land.

    This is quite a strange discussion.
    Without knowing the size,orientation and meters along the street of this lot,giving an estimate about the price /m2?
    If all these perimeters are not important to you, you will be an easy victim for unscrupulous sellers or you will never buy.

    Only my opinion, I rent now and we are looking to buy a home. I always have my wife call and get the details and the starting (asking) price. If they ask her family name, which most don't, she says her maiden name, so she is not mentioning that she is married to a foreigner.
    How many times here have we mentioned the "foreign tax"?
