I am a USA citizen married to a Filipina from Negros. I am going to retire in about 5 years. We are interested in the Dumaguete area. I am looking for a piece of land for a house. Nothing too special but a view of the ocean would be ideal. We are trying to avoid the "rich American" listings, and hoping to find the Filipina price. I don't need to live right in the city. Out lying area is fine. Can anyone help me with this?

Wow...you're in Hawaii and want to move to Negros?....LOL...I'll take your house on Oahu and give you my lots near Bacolod....Seriously, if you live in Waipahu or Mililani that would almost be the same as life in the Philippines....LOL....full of Filipinos....

Just having some fun.....but we sure like Hawaii - beautiful place....was staying in Makaha last trip. Lived in Waipahu and Ewa Beach many years ago....

This is the web site for the online edition of the Negros chronicle. Negros Chronicle The real estate section can give you an idea of what is being offered and asking prices. Your best bet though is to come here rent for a while and look around.

    Hi there longhaul379!
Kenny is right best to rent first then do your checking and if you don't want to be over priced best to let your Filipina wife do the searching. Yeah you can check the negros chronicle(The Negros Chronicle - News around Dumaguete City and Negros Oriental, Philippines) site and go to classified adds... try to check lands and house for sale in any bank in dmaguete also.. For sure you will see lots of not so expensive prices..
By the way best to go direct to the owner to have a good price.. and make sure the title is clean..

    Appreciate the info.

I appreciate the information from everybody. Garbanzo, I live in Ewa Beach. Just down the road from Waipahu. We do a lot of our shopping there. There is a great Filipino market called Pacific Market. Fresh fish and all the Filipino products. The big difference between here and the Phils is the @ $80,000 per annum cost of living difference. Average house here is $650K, average condo is $350K. A loaf of bread is $5, gallon of milk is $6.
I have some property on the gulf coast of Texas and the Ozarks in Arkansas. Both would make good retirement locations. But, with the current political response to every problem being throw large amounts of money at it, I expect the runaway inflation to kick in about the time I retire. That would make my already meager fed pension and ssn worth even less.
My wife's family is from the village of Sipalay on the Southwest coast. They are scouting around in that area for us. Dumaguete is attractive because of the more developed medical and other support base things. Bacalod would be good also.

    Your reason is good...

As for me I find your reason to relocate to the Philippines. The same as most of the expats. But the medical issue is something else. If you have a serious medical problem most likely you will have to Cebu or Manila..

LOL...small world longhaul...I lived on Papipi Drive in Ewa Beach for a couple years and about a year in Waipahu in an apartment just off Farrington. Ewa Beach was great. Used to surf off that little seawall at Pupu Place (probably still some of my blood DNA on those sharp rocks there), or down at the end of Papipi Road at the old 'Plantation' beach. Great times living there...Had a look at the area last trip but it's pretty run down now. Some nice developments at the north end of Ewa Beach though. Take your point about the expense of living there. Compared to here in Perth though, the prices aren't staggering...some are much the same as we pay here. Good luck with the home hunting on Negros!

    Thanks Teacher

Thank you for the concern Teacher. I don't have any medical issues now. My father in law, a Filipino from Sipalay died about 4 years ago from a perforated ulcer. There are no medical facilities in Sipalay, and an ambulance had to come all the way from Bacalod. That is an 8 hour round trip. He died of internal bleeding before the ambulance could get back to Bacalod. Seems to me no one should have to die of an ulcer. I am only thinking about as I get older and would eventually need some sort of medical care.
I prefer not to live right in a city, but having those amenities within reasonable distance is good.
