How far is it from Valencia (the higher altitudes) to Dumaguete?

The reason I ask, is that we live in an absolutely gorgeous area of Panama, 900m in altitude, 75 degrees year round. The only problem is that groceries are 30mins away, and anything else you need is 3 hours away round trip. Add to that the fact that I have discovered that I do not make a good hermit lol.

 

From the park in Valencia to Dumaguete is about a 18 minute drive....

that is when the road is finished.

Problem with Real Estate

The biggest problem I see with Real Estate here is that expats are setting a very bad example and becasue of that prices are going up to stupid levels. Think about it, in some places (mostly beachfront) in just two years with barely any actual sales taken place during this itime an acre has gone from about $50,000usd to over $175,000usd. Ask Marky bout Valencia. There is tons of proeprties there and still prices are getting higher than they should. I mean it is nice here and all that but this is still the Philippines and they are still stuck in 3rd world quagmire and ain't coming out anytime soon. Anyway if you want to buy smart then LEARN to play the game and don't jump at the high offer prices just becasue you can afford it. Believe it they need the money more than you know. If you pay high,word gets around very fast and then a new $$ mark is set. Believe it or not very few lots, and house & Lots actually sell in any given. However the perception is that they do and you get caught up in this bull crap hype.
